As an alternative to Hetaunda Industrial Area, the construction work of Mayurdhap Industrial Area, which was laid at Mayurdhap in Hetaunda Sub-Metropolitan City-14, has been stalled for eight years.

According to the then Minister of Industry, Commerce and Supply, Lekhraj Bhatt, with a plan to build one industrial zone in each of the seven provinces, the Mayurdhap Industrial Zone, which was laid as an industrial zone in 2073, has not yet progressed.

There is a shortage of land in Hetaunda industrial area, the largest industrial area in the country, and the industrial areas in Kathmandu valley are full, so the government has advanced the Mayurdhap industrial area plan as an alternative to both. However, the overall progress of the Mayurdhap industrial sector is stuck in the void.

Due to the land on which the area of Parsa National Park is located, the construction of the industrial area has not progressed. With the change of government, every industry minister has visited this area. Although they promise to solve the problem every time, the implementation side has been zero.

The current Industry Minister Damodar Bhandari has also visited this area and promised to provide necessary support and coordination. A large area of Mayurdhap has been remaining as empty land with the change of land by Chure Khare. There are no big trees in the land covered by butane. The land is flat.

A total of 50 species of birds and 13 species of reptiles are found in this area. Among the species found here, 14 are listed as endangered at the national and international levels. Out of which 9 are mammals, 2 are birds and 3 are reptiles. Because of this, Parsa National Park had previously stopped the work of the industrial sector.

Mayurdhap's file in the Ministry of Forests and Environment of the Federal Government has been stuck for years. The ministry did not give permission to proceed with the work because the land was within the park's Wafarjan area. Currently, with the increase in settlements in Mayurdhap, the movement of animals and different species of birds has also decreased.

According to Sangeeta Kunwar, Acting Chief Engineer of Industrial Zone Management Office, Hetaunda, the infrastructure construction of the industrial zone has been stopped due to the EIA not being approved. "The entire file here has been sent to the Forest Ministry for EIA's approval," she said. She said that after the approval of the report, it will be easy to proceed with the construction of infrastructure.

After various problems arose, the cabinet meeting on May 14, 2073 decided to reduce the area and establish an industrial zone in the area of 134.86 hectares (199.12 bigas) of Mayurdhap. The government also established a project office from 5th November 2075. According to which the government planned to operate the Mayurdhap Industrial Zone within 2077. However, as the EIA process could not proceed, the work could not proceed.

The land of the industrial area has been divided into 62 industrial plots. Each allotted plot has 7 to 14 ropanis of land. According to the government's decision in the industrial sector, 250 ropani land was to be provided to the Surakshan Printing Department, but the government is preparing to keep the printing company in Kavre.

According to the detailed study report (DPR), it seems that about 7.2 billion 34 lakh rupees will be spent for infrastructure construction. The government claims that about 20,000 people will get employment opportunities directly and indirectly from the various industries that will be established in the industrial area.

In Mayurdhap industrial area, industries such as paint, dairy products, soap, food, plastic, steel, rubber, wire, distillery, pipe, wooden goods, textile, cement, electromechanical workshop, leather industry are proposed. It was proposed to establish water treatment, waste management and waste water treatment centers in industrial areas.
