  • Compared to the previous year, last year's revenue was also 1 billion 26 billion 26 million rupees more

Compared to the previous financial year, there has been an improvement in real estate transactions in the last financial year. According to the data of the Land Management and Records Department, the number of documents passed was 348 thousand 54 times.

In total, there are statistics of the department that there have been a total of 13 lakh 33 thousand 957 allotments, including recent, amendment, land distribution etc. In the last fiscal year, 160,418 transaction documents were passed, excluding current, amendment, land distribution etc.

In the last financial year alone, there are statistics of the department that 535 thousand 695 documents were passed, which is more than 72 thousand 373 compared to the previous year. In the previous year, 463 thousand 322 documents of Kittakat were passed.

Compared to the previous fiscal year, the revenue has also increased by 1 billion 26 million 26 million rupees. In the previous fiscal year, the total revenue was 41 billion 1576 million rupees. According to the department, revenue of Rs 42.42 billion was raised last year. As a whole, compared to the previous financial year, there has been some improvement in turnover, sales and revenue in the last financial year, according to the Nepal Real Estate and Housing Development Federation.

The government issued a land use regulation on 079 June 23, according to which the municipality was allowed to allocate only after separating agriculture and non-agriculture. Due to this policy, from July of the same year, the overall real estate business started to decrease. Businessmen have been saying that the real estate business has not increased due to lack of distribution.

After the municipality delayed separating agriculture and non-agriculture, Kittakat was halted since November 079. By amending the regulations, the government has provided that residential and commercial land can be allotted up to 80 square meters in area. Earlier, residential plots less than 130 square meters could be allotted. It has been arranged that 80 square meters of land can be allotted to those who have received planning approval and 130 square meters to those who have not.

Previously, there was a provision that both those who took the planning permission and those who did not were allowed to plot in an area of less than 130 square meters. Due to the strict policy of the National Bank, the businessmen were saying that the real estate business did not increase as expected. Some flexible policy has been taken through the third quarter revision of monetary policy in the first week of May. Because of this, the transaction in May, the passage of the bill of sale was the highest since two years. Compared to the previous financial year, real estate transactions have increased significantly in the last financial year. But it has decreased in June compared to May of last financial year.

In June compared to May, revenue has increased even though the passage of new business documents has decreased. 73 thousand 544 documents were passed in June 081, while 59 thousand 645 were passed in June. While a total of 61 thousand 161 documents were passed in May, 44 thousand 579 documents were passed in June. More revenue has been raised due to high-priced real estate transactions.

According to the data of the department, the revenue of Rs. Lohani, president of the Federation, said that because June and July are 'off-season' for real estate business, the business has decreased. "For real estate, the season is only from October to May, the rest is off-season," he said, "that's why the real estate business has decreased in June." At present, Lohani demands that it should be increased to at least 80 percent. Last July, the National Bank had arranged for those who want to build their first house to get a maximum loan of Rs 2 crore. Earlier, there was a provision to get loans up to 1 crore 50 lakh rupees.

Even if the risk weight of real estate loans has been increased from 150 percent to 125 percent, it should be increased to 100 percent, according to the federation. Lohani said that the monthly installment income of loans taken by general real estate businessmen and project-based businessmen is 50 and 60% respectively and it should be increased to 80%. He said that by doing this, the overall economy will be affected as the real estate business increases.
