Real estate transactions worth 2.25 trillion rupees in the third quarter

While Bagmati Province saw the highest increase in transactions, Madhesh saw a decline. In all seven provinces, plots of 2.5 to 10 aanas have been sold more.

In the third quarter of the current fiscal year, real estate transactions worth Rs 183.9 billion were conducted. According to Nepal Rastra Bank, real estate transactions worth Rs 1 trillion were conducted in the same period of the previous fiscal year. The Rastra Bank has stated that along with the transactions, the revenue collected from real estate transactions has also increased by 23.72 percent. In the third quarter of the previous fiscal year, such revenue had increased by 13.47 percent. In the review period, the capital gains tax collected from real estate transactions has increased by 31.42 percent. In the same period of the previous fiscal year, such gains tax had increased by 18.31 percent. Bank loans (including residential real estate loans) in the real estate sector have increased by 5.55 percent. In the third quarter of the previous fiscal year, such loans had increased by 7.52 percent.

The total number of real estate transactions in the third quarter of the fiscal year 2082/83 has increased by 6.42 percent compared to the same period of the previous fiscal year. The number of such transactions in the same period of the previous fiscal year had decreased by 4.52 percent.

The total area under transaction has increased by 1.60 percent. The area under transaction has decreased by 10.84 percent in the same period of the previous fiscal year. In the third quarter of the fiscal year 2082/83, the number of real estate transactions in Bagmati Province has increased by the highest by 33.01 percent, while it has decreased by 4.79 percent in Madhesh Province.

The number of such transactions has increased in all other provinces. During the review period, the total area under transaction has increased by the highest by 24.84 percent in Gandaki Province compared to the same period of the previous fiscal year, while it has decreased by the highest by 9.33 percent in Madhesh Province.

The total value of real estate transactions in all seven provinces increased during the review period compared to the same period of the previous fiscal year, according to the National Bank of Nepal. The total value of transactions increased the most in Bagmati Province by 131.52 percent and the lowest by 22.67 percent in Madhesh Province.

According to the National Bank of Nepal, plots of 2.5 to 10 annas in area were the most traded in all seven provinces. In the previous fiscal year, plots of more than 20 annas were the most traded in Madhesh Province, while plots of 2.5 to 10 annas in area were the most traded in all other provinces.
