Nepal Rastra Bank has prepared a real estate transaction index. The bank has started publishing data on real estate transaction trends, taking the fiscal year 2079/80 as the base year.

The Rastra Bank has stated that real estate transaction data will be published quarterly based on data collected by the Land Management and Records Department, the Internal Revenue Department and the National Bank.

The index has been prepared on the basis of resignation transactions under the passage of the document on the analysis of real estate transaction trends. The Rastra Bank has stated that the real estate transaction trend has been analyzed based on data such as the number, price, area, revenue collection and bank loans.

‘Real estate transactions have been analyzed at the national level, provincial, metropolitan and sub-metropolitan levels,’ the Rastra Bank said, ‘The area of ​​land traded has been divided into different levels and the number of transactions and the amount of money have been presented accordingly.’ According to the quarterly data, a seasonal trend has been seen in real estate transactions. The Rastra Bank has stated that the transactions are low in the first quarter and high in the third and fourth quarters.

‘Based on the number of transactions, Madhesh Province is at the forefront. Then there are Lumbini and Koshi Provinces. The least transactions are in Karnali Province and Sudurpaschim Province. Based on the area of ​​land traded, Madhesh Province has the highest share. Then there are Koshi and Lumbini Provinces,’ the Rastra Bank said.

Based on the area of ​​land traded, plots of 2.5 to 10 aanas are the most traded in all provinces except Madhesh Province, while plots of more than 20 aanas are the most traded in Madhesh Province. Bagmati Province is at the forefront based on the declared price (bag amount). The report states that plots of 5 to 10 aanas are the most traded in metropolitan and sub-metropolitan cities.

Similarly, from the fiscal year 2077/78 to 2081/82, real estate loans have increased by 72.41 percent and residential loans by 61.55 percent. Government revenue from the real estate sector reached Rs 23.7 billion in the first quarter of the fiscal year 2078/79. It then decreased to Rs 8.2 billion in the first quarter of 2079/80 and improved again in the recent period and reached about Rs 15 billion in 2081/82.

The Nepal Rastra Bank claims that this type of data on real estate transactions will help in assessing the activity of the real estate sector.
