Last December, 48 thousand 156 transaction documents were passed, but in January, there were 46 thousand 69 transactions. Compared to January, the revenue has decreased by 379.7 million 40 thousand rupees in January. According to the department, the revenue raised was Rs 4.25 billion 22 lakh rupees in January, but only Rs 3.87 billion 24 lakh rupees was raised in January. Bhesraj Lohani, the former president of Nepal Real Estate and Housing Development Federation, said that despite the season since November, the business has not increased.

Compared to last July, turnover, sales and revenue decreased in August. Due to non-classification of land since August, there was a standstill in allotments in 620 municipalities across the country. On August 24, 2081, after Kittakat was stopped, the Council of Ministers meeting amended the Land Use (Second Amendment) Regulations, 2081 and stipulated that four forts should be designated as open agricultural areas at the local level by the end of June 2082. In October, the revenue was down despite the increase in turnover and share. Compared to last October, the turnover and sales increased in October, but the revenue decreased.

The government issued a land use regulation on 079 June 23, according to which the municipality was allowed to allocate only after separating agriculture and non-agriculture. Due to this policy, the overall real estate business began to decline from July of the same year.

The businessmen had been saying that the real estate business could not increase due to lack of sales. After the municipality delayed the separation of agriculture and non-agriculture, it was at a standstill since November 2079. By amending the regulations, the government has provided that residential and commercial land can be allotted up to 80 square meters in area. Earlier, residential plots less than 130 square meters could be allotted. It has been arranged that 80 square meters of land will be allotted to those who have taken approval of

planning and 130 square meters to those who have not. Previously, there was a provision that both those who took the planning permission and those who did not take it could be allotted in an area of less than 130 square meters.

Nepal Rastra Bank has arranged that the monthly installment income ratio should be 60 percent in case of housing loans up to 50 lakhs. The federation demands that both of them should be raised to 80 percent, saying that it is 70 percent for those above that. In July 2080, the National Bank had provided a maximum loan of Rs 2 crore for those who wanted to build their first house. Earlier, there was a provision to get a loan of up to 15 million rupees.

The monthly installment income of the loan taken by the general real estate businessmen and the businessmen who build housing and apartments with a permit is 50 and 60% respectively and the businessmen demand that it should be increased to 80%. According to Lohani, there is no other option but to increase the monthly installment income ratio of loans taken by housing loan and real estate businessmen and businessmen who build housing and apartments with permits to increase the real estate business.
